Please read these Terms of Service (“Terms”), including the binding arbitration provision contained in Section 14, carefully before accessing or using any part of www.ranchocleaning.com or any other website (collectively, the “Website”) owned or operated by Rancho Cleaning Co., LLC, also known as Rancho Cleaning Co. (“Rancho Cleaning,” “we,” “us,” or “our”). By accessing, browsing, or using the Website, or by purchasing one of our services, you acknowledge that you have read, understood, and agree to be bound by these Terms, our Privacy Policy (incorporated by reference), and any other agreement between you and Rancho Cleaning. If you do not agree with these Terms, you are not authorized to use this website or our services.

These Terms govern your use of the Website, any content (such as information, software, text, displays, data, images, and audio content) that Rancho Cleaning may make available through the Website (“Content”) and any services that Rancho Cleaning may provide through the Website (the “Services”), including but not limited to residential and commercial cleaning services. The Website, Content, and Services shall be referred to collectively as the “Site.”

DO NOT USE THIS SITE OR ANY SERVICES IF YOU DO NOT ACCEPT THESE TERMS. BY ACCESSING AND/OR USING THE SITE OR ANY SERVICES, YOU ACCEPT AND AGREE TO BE BOUND BY THESE TERMS WITHOUT LIMITATION OR QUALIFICATION.

PLEASE NOTE THAT SECTION 14 OF THESE TERMS CONTAINS A BINDING ARBITRATION CLAUSE AND CLASS ACTION WAIVER. TO THE FULLEST LEGALLY PERMISSIBLE EXTENT, THESE TERMS AFFECT THE RIGHTS YOU HAVE IN ANY DISPUTE WITH US AND DETERMINE HOW ANY SUCH DISPUTE MAY BE RESOLVED.

This Site provides information about Rancho Cleaning and our services, and/or the means to request our services. If you are dissatisfied with the Site, your sole and exclusive remedy is to discontinue use of the Site.

These Terms apply to (i) those users who browse any of our Sites (“Browsing Users”), and (ii) those individuals who purchase one of our Services (“Service Users” and collectively with the Browsing Users, the “Users”). Unless expressly provided herein, these Terms apply to all Users.

We reserve the right to revise these Terms or change or remove features of the Site at any time. For example, we may add or remove functionality or features, and we may suspend or stop a particular feature altogether. We also reserve the right to charge a fee or increase an existing fee for any of our features at any time. If you do not approve of any such changes, you can stop using the Site at any time. We will notify you of any material change to these Terms by updating the “Last Revised” date at the top of this page. Your continued use of the Site means that you accept and agree to be bound by the revised Terms.


1. SERVICES OFFERED AND STAFFING

Rancho Cleaning Co., LLC provides the following cleaning services:

  • One-time residential cleaning

  • Recurring residential cleaning (weekly, bi-weekly, monthly)

  • Deep cleaning services

  • Move-in/move-out cleaning

  • Commercial and office cleaning

  • Vacation rental cleaning

Staffing: Rancho Cleaning may use employees, independent contractors, or subcontractors to provide services. All personnel are trained to our standards and operate under our supervision. All employees and contractors undergo background checks. However, Rancho Cleaning cannot guarantee the completeness or accuracy of such checks.

Service Area: Our services are available in Santa Fe, New Mexico, Los Alamos, Eldorado at Santa Fe, and other areas as our availability allows within a 25-mile radius of our business location. Service availability may vary based on location and scheduling demands.


2. RANCHO CLEANING PROMISE

In connection with a purchase of our services, we hereby make the following covenants and warranties:

24-Hour Satisfaction Guarantee: If you are not completely satisfied with our cleaning services, you have 24 hours after service completion to notify us of any areas we missed or that need attention. We will gladly return to re-clean the specific areas of concern at no additional charge. This guarantee applies to items missed during the cleaning service, not to personal preferences about cleaning methods.

Professional Grade Supplies: We provide all cleaning supplies, equipment, and vacuums. We prioritize the use of environmentally friendly cleaning products when possible and may ask for your preference regarding specific products or cleaning methods related to green products or not.

Insured Protection: Rancho Cleaning Co., LLC carries comprehensive general liability insurance for your protection.


3. PRICING AND PAYMENT

3.1 Pricing Structure

Pricing is determined based on multiple factors including:

  • Square footage of the property

  • Number of bedrooms and bathrooms

  • Presence of pets

  • Type of service requested (one-time, recurring, deep clean, etc.)

  • Frequency of cleaning service (weekly, bi-weekly, monthly)

  • Specific cleaning requirements and add-on services

3.2 Payment Terms

  • Payment is due upon completion of services unless otherwise arranged

  • We accept cash, check, and credit/debit cards processed through Jobber (powered by Stripe)

  • For recurring services, payment will be charged automatically after each cleaning

 
  • Commercial cleaning services may be offered on custom payment terms as needed

  • Late payment fees of $25 may apply to overdue accounts beyond 30 days

  • All prices are subject to change with 30 days’ written notice

  • Customer agrees to pay all costs of collection, including reasonable attorneys’ fees, court costs, and collection agency fees for any amounts past due beyond 60 days

3.3 Minimum Service Charge

We maintain a minimum service charge of $100 for all residential cleaning appointments.


4. SCHEDULING AND CANCELLATION POLICIES

4.1 Scheduling

  • We schedule each appointment with care due to our commitment to personalized service

  • Arrival times are provided in windows rather than exact times to ensure quality service for all clients

  • We reserve the right to change arrival times and teams daily depending on unpredictable system variables to optimize efficiency and keep your costs the same without raising prices

  • If we change the arrival time frame, we will confirm the new arrival over text message, usually with less than 24 hours notice

  • These changes to arrival typically occur due to another client rescheduling last minute, and we will move the arrival time frame up to earlier in the day

4.2 Skip Clean Policy

Because we are a small, local business, we schedule each appointment with care, and it is very impactful to the business if we do not have enough time to schedule another client in your place.

For recurring cleaning services:

  • You can skip 2 cleans per calendar year with at least 24 hours notice at no charge

  • If you cancel a scheduled clean beyond the allotted 2, you will incur a $10 skip fee for each instance

  • If you cancel within 24 hours of your scheduled clean, you will incur a $20 skip fee

4.3 Lockout Policy

If our team arrives at your property and cannot gain access due to:

  • Incorrect or changed access codes

  • Locked doors when keys were expected to be available

  • No one present when presence was required You will incur a $50 lockout fee and the cleaning will need to be rescheduled.

4.4 Emergency and Weather Policy

Services may be cancelled or rescheduled due to severe weather, natural disasters, public health emergencies, or other circumstances beyond our control. No fees will be charged for company-initiated cancellations. We will make reasonable efforts to reschedule affected services as soon as possible.


5. SERVICE DELIVERY TERMS AND CONDITIONS

5.1 Home Access and Security

  • Customers do not need to be present during cleaning services

  • You are responsible for providing secure access to your property (keys, codes, etc.)

  • Any changes to access arrangements must be communicated at least 24 hours in advance

  • Customer assumes all risk for providing access codes, keys, or other entry methods. Rancho Cleaning is not responsible for security breaches, lock changes, or access issues not caused by our negligence.

5.2 Pet Policy

  • All pets must be secured and out of the cleaning areas for the safety of our team and your pets

  • Our cleaning team will not be responsible for pets that are not properly secured or for pet escapes

  • Pet areas should be clean prior to our team’s arrival

  • We will not clean up pet waste, urine, or other biological materials

5.3 Valuable Items and Personal Property

  • Please secure all valuables, collectibles, heirlooms, cash, jewelry, and important documents

  • Items valued over $500 should be stored in a secure location

  • We recommend removing or securing fragile items to prevent accidental damage

  • Our team cannot move firearms or weapons; clients must relocate these items before service

5.4 Biohazard Materials Policy

We will not clean up feces, urine, blood, vomit, or other biological materials from humans, pets, or rodents. We are not biohazard cleaners and a different specialized provider will be needed for these services. This applies to both residential and commercial properties.

5.5 Services Not Offered

  • We do not offer window cleaning and carpet cleaning

  • We have trusted companies we can refer you to if you need these services

5.6 Scope of Work Limitations

Services are limited to standard residential and commercial cleaning as outlined in your service agreement. Additional requests during service may incur extra charges and must be approved in advance when possible.

5.7 Service Limitations

For safety and insurance purposes, please note:

  • We do not climb higher than a two-step ladder

  • We cannot move items weighing more than 20 pounds

  • We clean “living space” only (areas with conditioned air)

  • We do not open closed doors unless specifically requested

5.8 Right to Refuse Service

We reserve the right to refuse service to anyone for any reason, including but not limited to unsafe working conditions, abusive behavior toward our team, properties requiring specialized cleaning beyond our capabilities, or other circumstances that may compromise safety or service quality.


6. CLEANING SUPPLIES AND EQUIPMENT

6.1 Our Supplies

  • Rancho Cleaning provides all cleaning supplies, equipment, and vacuums

  • We prioritize the use of environmentally friendly cleaning products when possible

  • We may ask for your preference regarding specific products or cleaning methods related to green products or not

  • Our products are professional-grade and selected for both effectiveness and environmental responsibility

6.2 Customer Supplies Policy

To maintain consistency, quality, and to ensure the safety of our team and compliance with OSHA safety standards, the use of customer-provided cleaning products is prohibited.


7. INSURANCE AND LIABILITY

7.1 Insurance Coverage

Rancho Cleaning Co., LLC carries comprehensive general liability insurance for your protection.

7.2 Property Damage

  • In the event of breakage or damage, notify us within 24 hours of service completion

  • We will investigate all reported incidents promptly and fairly

  • Our liability for property damage is limited to the actual cash value of the damaged item, subject to the limits of our general liability insurance coverage

  • Damage claims must be supported by reasonable evidence of value and cause

7.3 Theft and Missing Items

  • All team members undergo background checks

  • Report any missing items within 24 hours of service

  • We will cooperate fully with any investigations

  • Our liability for missing items is limited to the actual cash value, subject to the limits of our general liability insurance coverage


8. LIMITATIONS OF LIABILITY

THE SITE, CONTENT, SERVICES, AND PRODUCTS PROVIDED ON OR AVAILABLE THROUGH THIS SITE OR OTHERWISE THROUGH RANCHO CLEANING ARE PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS, WITH ALL FAULTS. NEITHER RANCHO CLEANING NOR ITS OFFICERS, DIRECTORS, EMPLOYEES, CONTRACTORS, OR AGENTS MAKES ANY WARRANTY OR REPRESENTATION WITH RESPECT TO THE QUALITY, ACCURACY, OR AVAILABILITY OF THE SITE, CONTENT, OR SERVICES.

UNDER NO CIRCUMSTANCES SHALL RANCHO CLEANING CO., LLC, ITS OWNERS, EMPLOYEES, OR CONTRACTORS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, PUNITIVE, OR CONSEQUENTIAL DAMAGES THAT RESULT FROM THE USE OF OUR SERVICES. OUR TOTAL LIABILITY FOR ANY CLAIM SHALL NOT EXCEED THE AMOUNT PAID FOR THE SPECIFIC SERVICE GIVING RISE TO THE CLAIM, SUBJECT TO THE LIMITS OF OUR GENERAL LIABILITY INSURANCE COVERAGE.

IN NO EVENT WILL RANCHO CLEANING’S TOTAL LIABILITY UNDER THESE TERMS EXCEED THE PURCHASE PRICE PAID FOR SERVICES IN THE APPLICABLE ORDER.

Some jurisdictions do not allow the exclusion of certain warranties or the limitation or exclusion of liability for certain damages. If, for this reason, any of the above disclaimers or limitations of liability do not apply to you, the scope and duration of any such warranty and the extent of Rancho Cleaning’s liability to you shall be the minimum permitted under applicable law.


9. INDEMNIFICATION

You agree to indemnify, defend, and hold harmless Rancho Cleaning Co., LLC and its employees, contractors, and agents from and against any and all claims, damages, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising from:

  • Your breach of these Terms

  • Your negligent or wrongful acts

  • Your failure to secure pets, valuables, or provide safe working conditions

  • Any false accusations of theft or misconduct by our team

  • Your violation of any applicable law or regulation


10. TERMINATION

10.1 Customer Termination

  • One-time services: No termination notice required

  • Recurring services: Either party may terminate with 30 days’ written notice

  • Immediate termination may occur for breach of these Terms

10.2 Company Termination

We reserve the right to terminate service immediately if:

  • Payment is past due beyond 30 days

  • Unsafe working conditions exist

  • Abusive behavior toward our team occurs

  • These Terms are materially breached

Rancho Cleaning may refuse a Service User’s request for service in its discretion. Rancho Cleaning may terminate a service agreement with or without cause at any time prior to commencement of service.


11. PERMITTED USE; RESTRICTIONS ON USE

You agree to use the Site only for lawful purposes. The Site is made available for your personal, noncommercial use. You agree to abide by any posted limitations relating to use, reproduction, or dissemination of the Site.

You agree not to do any of the following: (a) use the Site to violate the legal rights of others or to violate the laws of any jurisdiction; (b) misrepresent an affiliation with any person or organization; (c) restrict or inhibit the use of the Site by others; (d) collect information about others without their consent; (e) engage in any other conduct that restricts or inhibits anyone’s use of the Site, or which may harm Rancho Cleaning or expose it to liability.


12. COPYRIGHT AND TRADEMARK

The entire contents of the Site and the design, selection, and arrangement thereof, are proprietary to Rancho Cleaning or its licensors. You may not copy, modify, create derivative works of, publicly display or perform, republish, store, transmit, or distribute any of the material on this site, except as necessary to view the Site or with the prior written consent of Rancho Cleaning.

All related names, logos, product and service names, designs and slogans are service marks of Rancho Cleaning Co., LLC. You may not use such marks without our prior written permission.


13. FORCE MAJEURE

Rancho Cleaning will not be liable for delays or failures in performance due to circumstances beyond our reasonable control, including but not limited to: acts of God, natural disasters, government restrictions, labor disputes, equipment failures, or public health emergencies. We will make reasonable efforts to reschedule affected services.


14. DISPUTE RESOLUTION AND ARBITRATION

PLEASE READ THIS SECTION CAREFULLY. IT AFFECTS YOUR RIGHTS AND WILL HAVE A SUBSTANTIAL IMPACT ON HOW CLAIMS YOU AND RANCHO CLEANING HAVE AGAINST EACH OTHER ARE RESOLVED.

ARBITRATION. YOU AGREE THAT ALL DISPUTES BETWEEN YOU AND US (WHETHER OR NOT SUCH DISPUTE INVOLVES A THIRD PARTY) WITH REGARD TO YOUR RELATIONSHIP WITH US, INCLUDING WITHOUT LIMITATION DISPUTES RELATED TO THESE TERMS, YOUR USE OF THE SITE OR SERVICES, WILL BE RESOLVED BY BINDING, INDIVIDUAL ARBITRATION UNDER THE AMERICAN ARBITRATION ASSOCIATION’S RULES FOR ARBITRATION OF CONSUMER-RELATED DISPUTES, AND YOU AND WE HEREBY EXPRESSLY WAIVE TRIAL BY JURY.

CLASS ACTION WAIVER. Neither you nor we will participate in a class action or class-wide arbitration for any claims covered by this agreement to arbitrate. YOU ARE GIVING UP YOUR RIGHT TO PARTICIPATE AS A CLASS REPRESENTATIVE OR CLASS MEMBER ON ANY CLASS CLAIM YOU MAY HAVE AGAINST US INCLUDING ANY RIGHT TO CLASS ARBITRATION OR ANY CONSOLIDATION OF INDIVIDUAL ARBITRATIONS.

Location and Costs: Arbitration will take place in Santa Fe, New Mexico. Each party will bear their own attorneys’ fees and costs. The arbitrator may award reasonable attorneys’ fees to the prevailing party.

Exceptions to Arbitration: The only disputes that are not subject to arbitration are: (1) claims subject to the jurisdiction of small claims court (under $10,000); and (2) claims for provisional or injunctive relief.


15. GENERAL PROVISIONS

15.1 Governing Law and Jurisdiction

These Terms shall be governed by the laws of the State of New Mexico without regard to conflict of law principles. Any disputes not subject to arbitration shall be brought in the courts of Santa Fe County, New Mexico.

15.2 Severability

If any provision of these Terms is found to be unenforceable, the remaining provisions will continue in full force and effect, and the unenforceable provision will be replaced with an enforceable provision that most closely achieves the original intent.

15.3 Entire Agreement

These Terms, together with our Privacy Policy, constitute the entire agreement between you and Rancho Cleaning Co., LLC regarding our services and supersede all prior agreements or understandings.

15.4 Assignment

These Terms, and any rights and licenses granted hereunder, may not be transferred or assigned by you, but may be assigned by Rancho Cleaning without restriction.

15.5 Waivers

Rancho Cleaning’s failure to exercise or delay in exercising any right, power or remedy under these Terms shall not operate as a waiver.
